Currently, there are 222 single-family homes and 40 condos and town homes for sale in Miami Shores. Year-to-date 53 homes and 5 condos/town homes have been sold. In June 2008, 10 homes sold but no condos or town homes.

Single Family Homes. The median list price is $485,000. The average list price of a single-family home is $596,868 and is 2,186 square feet, which is $261 per sq.ft. The list prices range from $149,999 for 1,017 sf (sq. ft.) to $3,500,000 for 5,283 sf.

Since the beginning of the year, which is just over 6 1/2 months at this point, there have been 53 closed sales of single family homes for an average selling price of $479,892 or $219 per sf. The average ratio of the selling price to the list price has been 89.54% and has been on the market for 142 days. The median selling price was $430,000.

In the last year, 92 homes have sold. Of that number 3 were $900,000-$999,999 and 3 were over $1 million. Homes in these price ranges averaged 271 days on market.

Condos and Town Homes. The average selling price of the condos and town homes was $196,880 or $171 per sf, which was 89.17% of the list price. Average days on market was 190 days. The list prices range from $89,500 to $859,000 and the average list price is $251,585 or $203 per sf. The median list price is $217,000.

Looks like the real estate market in Miami Shores is headed in the right directions with sales. Second half of the year should better then the first half.
