Need Open House Help to get home sold!

I have a listing that I have had several open house advertisements on the weekends. I have been unable to get any potential buyers show up. I emailed local area real estate offices of date and time a week in advance, I have handed out flyers in neighborhood, posted online date and time on several websites and realtracs, put out directional signs in advance. I am at a loss of what I can do to get this home sold. It is in rural area yet only 3.5 miles off of major interstate that is close to Clarksville and Nashville. Any advice and suggestions will be greatly appreciated.

Debbie...I feel you PAIN. I have had some listings for almost a YEAR in this market...sigh...

OPEN HOUSES statistically don't sell homes. (rarely) I think its gone from 5% to 1% of homes ell from an open. The internet, and agents with buyers are your best bet.

How much internt exposure does your company provide?

Do you use Craigs list? Postlets? Virtual tours? Brokers opens?

Is it PRICED RIGHT?

Good job of getting information out concerning your open house.

We all have a few listings we just can't seem to get SOLD.

Most often, it is PRICE.

One more thing, I have also had very seasoned agents comment regarding the price to make sure that it is not priced too high. They have informed me that it is priced right. The comments that I keep getting is that it is going to take the right type of person to buy this home.

Debbie it does not sound like for lack of exposure. Unfortunatly as you are expereincing it's mostly the market. Also sounds like if this home is in a rural area you may be missing a sizable chunk of the market due to the fact it is farther out than most folks want to venture. Have you considered marketing to other parts of the country or even the out side the U.S. check out these sites. Hope they help you find a buyer. 37 places to list a home.

Hi Debbie,
When I host the first open for a new listing I get a list of 300-400 neighboring homeowners from the title company. I create a custom postcard and invite them to bring their friends. Many people love to see what their neighbors have and even the lookie loo's can spread the word and create an "event" feel.

I also run a spotlight ad in the local paper.

I find postlets on craigslist to be my main source of internet leads, so that gets updated on Saturday morning. I also post the open on Zillow.

That said, I haven't tried this for rural properties - I agree with Rob that marketing to relocators seems like a good idea. Of course price is key.

Hi Debbie, This is a very nice property (I attended the agent open house) have you tried marketing at rodeo's; 4H etc think outside the box this property is so perfect for someone with horses. Good luck see ya soon.

In general, turnout for open houses seems to be low, especially with gas prices nowadays. I hear from other agents that the biggest turnout seems to come from Craig's List as far as Internet ads go.

Hi Debbie, just stopped by to wish you a Happy Thanksgiving!
Sorry about the open house! I got to say though that there isn't anything that PRICE won't fix. No matter how bad or good, close or far, big or small, if you price it right, the buyers will come. You might have the house priced "right" as far as value goes, but is it "right" as far as market goes? Have to price it for what the buyer is willing to pay for it! Good luck!
