Did I say hosing?

Tucked away in the recesses of the housing rescue bill which Bush is indicating he WILL be signing,  (passed through congress today) is the elimination of the  Nehemiah and AmeriDream program, you know the one, its used by approx 1/3 rd of the FHA buyers. And heck whilst they were at it they thought it would be a good idea to raise the minimum down payment for FHA from 3% to 3.5%.

First time home buyers will be rewarded with up to $7,500 in tax refunds which im sure we are all looking forward to helping with.

Call me stupid, but aren't we supposed to be stimulating the economy?

I haven't noticed any rewards for the homeowners who have hung on whilst property values have been pulled down by the repos.

FHA was intitated to help the first time home buyer, it worked very well.

I understand the elimination of the non-profit down-payment assistance programs comes into effect almost immediately wiith the date of October being a deadline. it will be interesting to see the last application date for the program. However, this only applies to FHA.

A prediction... as the rush and panic sets in, a major institution will miraculously appear like the second coming and save the day with a new and improved program. After all it is estimated over 320,000 people have used this excellent service and thats a heck of a lot of service fees.

You have to wonder sometimes what they think they are accomplishing as they attempt to assist the housing market.  It's complicated, even for those of us in the industry to understand.

Did anyone get polled or perhaps I should say surveyed on either a local or national level on this?

I am disgusted with myself for not seeing this provision,  Where oh where was the NAR? did they endorse this?

I can't see the logic in it myself.  It appears it will have an immediate negative effect on the economy and real estate pricing nationwide.

Chris:  I read a recap of the housing rescue portion of the bill.  You can't have a home equity line on the house.  Must be paid off.  On the first trust, the lender must agree to a forgiveness of debt on a short refi with the FHA loan.  Furthermore, when you sell the home, FHA get s a 3% prepayment penalty of whatever the outstanding principal balance is....AND they get to split the equity in the home with you.  Who does this work for, really?  Oh....and the loans that can be rescued are only been 2005-2007.  Do you know how many people I am meeting in my neighborhood alone that got in trouble in 2004? 

I'm sorry, this bill reeks of a ginormous bail-out for FHA.  They'll be getting a great deal of supplemental money....which is evidently what they need.  There was talk not too long ago of them going bankrupt with the increased usage of their loans and the increased loan limits.

Another bill that will do nothing!
