TransactionDesk + MLSAdvantage = Paper-Free Contracts & Listing Agreements

By

I recently attended a training class on TransactionDesk and MLSAdvantage.  I learned plenty about the great resources that FAR.org are offering for making our offices more PAPER FREE.

For those of us fortunate to have access to MLSAdvantage (our board, Englewood Board of Realtors pays for it), it has a nifty quick way to search a neighborhood using RADIUS SEARCH.  You just enter an address and zip code and then locations from .25 to 10 miles away.

Then once you find the property you are interested in (or you can search via MLS number) click on SEE DETAILS for that listing.  Then you can then you can click on the link that says WRITE A CONTRACT USING TRANSACTIONDESK

When you click on it, it opens your TRANSACTIONDESK account and it populates your contracts and addendums with the property address, legal description, selling agent info and selling office info.  I still had to check the county records for seller name and other info, but maybe that will populate eventually?

It is a great feature, though not perfect, it helped saved some time and allowed for more accurate information in the contract since the data (hopefully!) is entered correctly from by the listing agent using the Mid-Florida MLS which is pretty tough on fines for incorrect information in listings, plus they auto-populate from the county tax rolls and property appraiser offices.

Anyway, I used it to write an offer this weekend and thought MLS Advantage was easy to use, but not as "attractive" as Mid-Florida's listing sheets are that I give my customers.  I will spend more time learning about all it has to offer in the near future.

Once I was finished filling out the contract & addendums, I used transaction desk to email the contract to the potential purchaser.  Transaction desk attachs a fax cover sheet (with 800 number) which allowed the buyer to send the signed contract right to my email inbox on my laptop.  After I reviewed the contract, I was able to email it to the listing agent.  TransactionDesk gives everyone 25 free fax pages.  You can purchase more or an unlimited annual fax service too.

This was a great paper-free transaction!!!  I am loving TransactionDesk!!!

Hi Christine,

Our market is working towards going paper free also. I can't wait! The trainer that went over the information was NOT very informative. She did not focus on much of anything that we did not already know. We will be having a new training class soon and hopefully a new person to give the information. I have done a couple of transactions on the transaction desk and it saves a lot of time.

Christine,

Every time I go to FloridaRealtors.org, I am looking at MLS advantage and Transaction Desk, and always think that I should check this out... and never do.

Thanks for your post, you reminded me that it is time to do it.

I never heard of this program....I was using Sure Close, developed by Stewart Title.  Any good paperless program is worth exploring.  Loved the graphic :)
