Looking For a Little Help On a Short Sale

I've been working this Short Sale for a few months now. We had finally started to get something going with the bank negotiator and then my client had to file bankruptcy. At this point everything stopped.

They told us the file would be moved to the foreclosure / bankruptcy dept. Thirty days later we still have no contact an can't find the right person to talk to.

Does anyone have a contact number to Well Fargo foreclosure / bankruptcy div. or what ever it may be called.

I realize there may be more than one office but anything is a start.

It may be possible if I can get this sold my client will not have to go through the bankruptcy.

 

Any help would be appreciated

Sorry I can't help - sounds like a bad situation.  I just closed a short sale today that was a bit tough, too, but no bankruptcy  Good luck!

Sorry too, I'm absolutely no help either. A couple of agents in my office are Wells approved for foreclosures, obviously different from short sales.

However, you may want to check on the laws of your state to see what impact the bk will have (if any) in your process, especially if there is a foreclosure in the works. In my state of CA it will cause a delay (the bk itself) not stop, yet a delay the process.

It seems like although short sales do take place, however so few of ours seem to be approved that I'm not sure they are worth pursuing unless the buyers have a great deal of patience.

I am no help either. I am trying to understand how this work. I called the attorney and asked if bankruptcy would affect short sale. The answer was "yes". As far as I understand, there is not short sale if there is the bankruptcy filed.

Is this the way it works?

Ralph, Just wanted to say I am so sorry that this has been such a frustrating situation for you. I know at this point you must be so concerned about helping your client avoid a bankruptcy. Good luck with this and I hoep you are finally able to find who you need to speak with to get things moving.
