A smoother transaction is a good thing

By
Real Estate Agent with Associate Broker / Teles Properties, Inc.

I have a few tips that will help you make your transactions go smoothly. We have all been there and know how difficult our job can be. We also, know that without transactions actually closing we will see no pay checks. There are many other reasons why we sell real estate, but the bottom line is, it is how we make our living.  Yes, that is right, this is our job and nobody wants to work for free.

1. Be proactive with paperwork: If you are dealing with agents on the other side of the transaction, don't assume because they are experienced and they do  a lot of sales, that they know what they are doing. There is nothing more frustrating when the agent doesn't communicate and has difficulty getting you the required signed paper work.

2. Keep a log: It is extremely important to keep a phone log along with a paper log. E-mail is a good way to document back and forth. Be careful as to what and how you put it in writing. Be calm, professional and accurate.

3. Make sure you are organized: Like all jobs, the more you are organized the better prepared you are. You need not spend unwanted time scuffling papers around. Set up a system that will work for you.

4. Set up a calender: Be on top of your dates for your inspections, repairs, contingency removals, funding and recording dates.

Remember the smoother the transaction the happier everyone will be.

I definitely agree!  Creating a smooth transaction for your client is key.  This will help you keep them as clients and hopefully enable you to receive referals from them.  Also a smooth transaction helps maintain your Realtor reputation as someone who other Realtors will want to do business with.

Marguerite  Great advice.  Very simple but how we forget the common sense things a lot.  Stay on top of your responsibilities and things will go better.
