Master PLANNED community is the key phrase! Beazer has been, "planning" to build numerous ameneties for over two years ... meanwhile the few residents that are here are stuck paying nearly $200 a month, while our children grow up in a sub-division without a park, a pool, or any of the other perks that you would expect from a fee that high. BEAZER should be ashamed, and really should refund the residents that have been paying in.

The prices are good, but don't expect any amenities.  When we signed our contract in 2008 we were told a pool would be in place for the summer of 2009.  We are now told that it might be another year or two to get a pool.  In the meantime, we have to lug our kids to the Y in Valrico if we want to have some pool time.  When we complain about the weeds and lack of grass on the road into the community, the CDD says that is not their responsibility, but it is Beazer's responsibility.

I believe the disgruntled person above is misstating the $200/mo CDD fee.  Right now it is around $50/mo for the larger homes.  It will go up to $250/mo later on when amenities are in place.  It is still upsetting to pay $50 a month when the only nicely maintained area is the first 500 feet or so when you turn into the community from 301.  The remaining mile of road is just weeds and dirt.

It almost looks like Beazer is throwing in the towel.  They auctioned off most - if not all - of their model homes.  The CDD says Beazer owes them lots of money.

Again, if you can do without the amenities (don't pay attention to the signs when driving into the development), the houses are reasonably priced.  I still feel like I got a bargain even though I had an idea as to what I was getting into with the lack of amenities.  It has potential to become another FishHawk, but things need to start happening.

Almost two years since last post in APR '09. Nothing has changed, things have probably gotten worse. Prices have dropped almosts 30% in two years, a few have fore-closed or are currently being sold short. There is some vandelism and petty crime.....and still no amenities.


Beazer has thrown in the towel, there are no homes being built.
