Non-Owner Occupied Investment property farms

Do you have a relationship with your title insurance representative?  Ask them for a non-owner OUT-of-STATE farm.

A post card campaign, a letter campaign, an email campaign -- all can be very useful to those owners of properties in your market area that live out of state.  They don't know the value of their home.  They don't see listings or open houses in the neighborhood.  They don't know what is going on in the community and they don't see the listing signs of the top agents in the community.

For all they know, if you communicate with them regularly or making an attempt to get a hold of them via telephone, you are the expert in the community and when they are ready to sell -- they will think of you or remember that letter they got from you they put in their files.

Farming is growing a lead over time and harvesting it later.  It doesn't grow overnight -- take the time as we start entering into a more normal market where transactions and leads just happen.

I want to market to the renters in the investor properties. I live in a condo community of 408 condos. Due to issues the vaules dropped a lot and now 215 of the units are lived in by renters. The condos were purchased at bottom dollar where the price stays. No FHA finanching. Cash only.

I want to reach out to the renters who might be thinking of buying (not in this condo community but outside of it) when lease is up. It's hard to find tips for this type of "farming" or information in general about working with buyers.

Any tips from anyone?
