This is a followup to my blog yesterday. http://activerain.com/blogsview/614095/Home-Warranty-Woes-Part

Since the warranty company refused to clear my drain I had to call my plumber.  He came out this morning and snaked my shower.  He then tested all the plumbing for 15 minutes to make sure everything was draining.  It was.

The warranty company's plumber told me that the warranty would not cover clearing the drain unless I had a main clean out.  In my old house I do not have one.  But, my plumber was able to clear the drain without using a main clean out.

Do you  see my frustration with the warranty company?

Was this a newly constructed home? I wouldn't fool with warrenties for older homes as they can claim it was pre existing and not cover anything that has gone wrong. Most of these warrenty companies are to make a profit and not to protect the homeowner. It really bothers me when I go and buy a new electronic device and the sales person tries to sell me that additional warrenty for the item all they are trying to do is make the store and the warrenty proider more cash. In my honest opinion a 1 year manufacture or builder warrenty is all you really need for it anything is going to go wrong will usually happen within the first year. If you are worried that something might tear up, my suggestion is to put a little savings in a bank for those occasional problems that may arise that way your money is working for you drawing interest instead of making those warrenty providers richer. Major problems like a roof leaking or roofing blown off can be covered by insurance and I much rather take my 300 bucks and apply it towards meeting the deductable.

Henry,  my home was built in the 30's.  I think the warranty company works out a deal with the plumber to exclude a lot knowing the plumber will upsell and get additional work.  I did not pay for it, the seller did, but I wanted to test it out to see how it would be handled.  My wife won't let me call them anymore.

This is frustration for a homeowner, think of the headache for the landlord and TENANT in this situation....I advise owners who want me to call "THEIR" service people for their property that I will call 1X and if they can't get there "in a timely fashion", I'll call my authorized service people...

Sometimes home warranty companies reject claims. That's why I tell my clients not to call the home warranty company. They call me. I call my home warranty rep and she handles it. In the few rare cases where the clients called directly and were rejected, I call my rep and she often ends up getting them a reimbursement for the repairs they paid on their own. Who sold you this policy, Robert?
