A short sale is when someone owes more money than the house is worth and the bank agrees to take less money in order to get the property sold, and to avoid the costly foreclosure process.

There are a TON of short sale properties out there available for purchase. They are normally sold at below market value and usually are in great condition because the homeowner usually still lives in the property and is continuing to maintenance it.

It takes an experienced, aggressive, and thorough agent with great negotiation skills to handle a short sale transaction because there is a ton of negotiation and follow-up involved with the lender.

PS - The Mortgage Debt Relief Act of 2007 says that you no longer have to pay taxes on the difference of what you owe and what you sold for on original purchase money. Of course, we always urge people to consult with their accountant and attorney because some situations need to be verified.
