San Clemente is suffering, or should I say "Surfing"? You want a bank owned or lender owned home in San Clemente...with an ocean view. Not likely to happen at this time! This home request has been the call I get once a day. My daily answer is that "they stopped building beaches some time ago, and the ones we have as popular as ever".
There are inland communities' with-in reasonable driving distance from the ocean that offer incredible amenities and even offer newer architecture and great shopping. The communities of Talega, Forster Ranch, and Rancho San Clemente are some of the newest communities in San Clemente, and you will find Ocean View properties in all of these places. You are not likely to find any bank owned REO properties that can see the water.
Since San Clemente east of the 5 is built on the side of the coastal hills, almost every community has the potential for ocean views. The ocean view lots are considered premium lots and do sell for more.
Don't be discouraged with your bargain hunting. There are many homes on the market that have ocean views, and their prices have been reduced dramatically over the last year. If you are looking for affordable luxury...It is out there. Consider a short sale property or just a great deal on an equity sale. These types of transactions are working out more than you might think. Also try to look in the adjoining cities of Dana Point and San Juan Capistrano. These cities have some wonderful ocean view properties.
