A Fresh Coat of Paint Goes a Long Way

I can not tell you the amount of homes that are on the market today that could really use a good paint job.  Nothing says "I don't care about this place" more than damaged and dirty walls.  The reason that I have a problem with this is that the fix for this is relatively inexpensive and can usually be accomplished in a few days with a little bit of elbow grease.

The amount of properties that are on the market today in any given price range compared to the amount of buyers is sometimes staggering.  I know this is true in my local market of Greensburg, Unity Township and surrounding areas. If you are serious about selling your home you will be smart and do something that helps you stand out in the crowd.  Here are some tips to get you started:

 

  • If nothing else, paint at least the door, door frame, and foyer or first room the would-be buyers will see.
  • Use fresh, neutral colors. If you're painting the exterior, make sure the color blends in with the neighborhood. Opt for whites, creams or neutrals. The PQI says these colors appeal to the greatest number of people.
  • Whether you paint yourself or hire someone, make sure all the prep work is done—washing all dirt away, and patching and repairing any necessary areas on the surface before it is painted.
  • Paint railings, window frames, trim, and other accents to freshen up the exterior.
  • Promote any recent painting in your ads, flyers, and online descriptions of your house. Homeowners and buyers place a high value on the painted appearance of a home. Include the date the paint job was completed.

 

Your ads will definitely look better with the words "Freshly Decorated" or "Newly Painted" Rather thann "Tired Older Home Needs Loving Couple to Care For and..."  You get the picture
