A Planned unit development (PUD) is both building development and regulatory process.
It is more than a neighborhood or subdivision it is a community.
A PUD is a designed grouping of compatible land uses such as housing, recreation, commercial & industrial within a contained development. Not necessarily all of these but at least two or more.
A new and or developing town can benefit greatly with a PUD. Its ability to increase municipalities land efficiency and profitability with the variety of uses make them desirable. It is beneficial for the planning department to review, implement and control site plan. In doing this, it streamlines permitting process that can be overwhelmed at times.
Residents can benefit in a variey of ways:
Quality of life- Homes with in a PUD often have access to shared open space, parks, trails as well as a small private yard. Depending on development it may include retail and services as well.
Safety-Street patterns are key elements of design in establishing character and minimizing traffic flow. Alley ways provide areas to minimize traffic on main roads.
Sidewalks and Pedestrian ways link the community keeping a individuals safe from traffic.
Property values maintained- Year round ground maintenance of common areas and much more depending on each development.
