Cuyahoga Falls Ohio is having a strong spring/summer! We currently have 63 residential properties under contract, and 105 residential properties have been sold between 4/30/08 and 6/30/08. At this time last year, we had 16 additional properties sold, so we are lower in units sold. Our 2008 numbers are not bad at all -check it out!
Average sale price for this quarter: $123,452. Compare to 2007 2nd Qtr: $126,773. Down some, but nothing worrisome. Sellers, a buyer can't come in and expect to get a house for 20-30% under asking, and buyers, note: If you want to be successful, don't expect to get a house for nothing!
Cuyahoga Falls is not an area on "Fire Sale," as the media might portray the entire United States.
Days on the Market (Market Time) for this quarter at first glance: 90, 3 days faster than last year's 93...but if you look at the cumulative days on market, this year wins again: 2008 is 112 and 2007 is 117! Houses are still moving at about the same pace - no drastic change!
This quarter, sellers are achieving 98.14% of asking price, as opposed to 96.86% during the same timeframe last year. Sellers are getting more of their list price!
Price per square foot is down by a little, $89 this year compared to $92 last year. Which means buyers are getting somewhat better deals!
Our highest sale in Cuyahoga Falls Ohio in the 2nd quarter of 2008 was 2061 Forest Edge, which went for $375,000.
