If you are already in the coastal empire you've probably heard someone say, "It's cooler in Pooler!" I'm not so sure about that, but I do know that the Pooler area is a hot market for new construction. Just a short 20 minute drive up I-16 from Savannah and accessible from I-95 and just minutes from the Savannah - Hilton Head International Airport, it's an ideal location.
Having grown up in Savannah, when I was a kid, Pooler was just another small rural community on the outskirts of Savannah. Savannah was the city and living in Pooler was living out in the country. In the 90's things started to change. Developers began buying up the land and breaking ground on new residential communities filled with amenities. Keeping up with the growing population, retailers began lining up along Pooler Parkway, from Home Depot to Sam's. Now, Godley Station on Pooler Parkway abounds with shopping and restaurants saving a 20 minute drive down I-16 into Savannah. From the Villages at Godley Station, The Farm at Morgan Lakes, Somersby, The Hunt Club, and the many communities in the adjacent Savannah Quarters offer single family homes and townhomes from the 150's to the 300's and up. Many communities offer great amenities from private lakes and lagoons to tennis, swimming and exercise facilities. Savannah Quarters boasts a Greg Norman Championship golf course. . The average time to build a home from the ground up is 4 to 6 months but most communities have existing inventory in various stages of completion. Most builder's are extremely competitive in this slower market and there are great deals to be found in both price and upgrades. Many builders will even pay closing costs, although sometimes only with one of their approved lenders. Remember, when you get ready to check out these communities bring your own agent!
