When Selling Your Home, Be Prepared For Today's Negotiations

Hello, Happy Seller. You finally have a contract offer in your hand.  Before you take a closer look at it, you know you're on your way to Selling your beautiful, price-perfect Home in Richardson. This is it, right? Maybe.  After discovering the offer's nearly 20% less than Market price, you start to panic.  

         Before you hit the Panic Button, remember: Don't make it Personal.  It's a Transaction, not an attack on what Buyers feel your home is actually worth.  Or what they'd actually pay for it. With so much Media attention towards Foreclosures and Short Sales, some Buyers are shooting a Hail Mary and hoping for the best.  You'll need to find out if your Home is the Home for them by starting Negotiations.  Reply with an offer that says I'm Listening, But You Have GOT To Do Better Than That.

There most certainly is a difference between Interested Buyers and Buyers trying to put the Squeeze on a Distressed Seller. Your second offer should quickly establish which of the two is on the other end.

Selling your Home is an emotional journey.  Luckily, Your agent doesn't share this emotional attachment. So do what you can to keep it under wraps and allow Your agent to take care of the rest.

LARRY  There's nothing wrong with negotiating. I adore it. Bring it on. But I was referring to it being only business. Not taking it personal and keeping it where it should be, in a transaction.

Most dont have a clue believe they are right when it comes to placing an offer than listening to the agent its our profession!... how stupid we are.  Needless say smile say in my mind I will show you !

LYNN  lol. No matter what you try, you just can't talk some buyers into making a decent offer. They have to know at least they gave it a shot. Usually after they get it out of their system, you can really begin negotiations.

3-5 years ago the listing agent was "sticking" it to the buyer. If a buyer wanted a house they had to pay insane amounts over the appraised price, waive a home inspection, pay all the closing costs and give up a kidney with the deal or a first born child. How is this different? New market-human instinct is to take advantage.

ELLIE  Lol. That's true that "human instinct is to take advantage."  I wish sellers had that problem in this area. I've only seen a few bidding wars and none of them were over appraisal value.

There really is a time to take the lead. Some sellers freeze, some get angry, some pout. The whole range of human emotions can come up when an offer comes in.

I've met a lot of emotional agents that blows a lot of deals. They get attitudes and don't know how to negotiate. This is good advice.

Hey Miss Trunda, I agree with Sheri above.  I think the selling agent can really set the tone and influence how a seller is going to react to a less than ideal offer.  If the agent gets real defensive and puffs up, the sellers most likely will take offense to the offer.  If presented matter of factly, professionally and without all the collusion, and lines of communication can remain open and perhaps a deal can be made.  You are such a smart agent.
