Now more than ever, you've got to market your listings!

Please don't stick your head in the sand and hope for the best! There are fewer buyers and a ton of inventory right now. I'd like to see more agents stepping up their marketing efforts to promote the business that they have which will in turn create more business which will eventually help us to sell our way out of the high supply. A properly marketed listing should drive some buyers your way also!

I'm looking for different ways to get an edge in marketing my listings any way that I can. The internet is my main focus right now as NAR states that 86% of homeowners are starting their search on the internet. I make sure to have virtual tours and slideshows for all of my listings and make sure to get them linked to every home search site that I can think of.

Do any of you have any great marketing ideas that you are using that you could share?

What's working best for you?

Couldn't agree with you more...you need to really market well.

I just try to post my listings everywhere I can online, blog about them, & I still do some direct mail...nothing in the newspapers anymore though.

We are in a resort, vacation market and right now we are seeing more buyers come through our open houses, holding open mid week.  Marketing on all the internet sites, local homes magazines, too.

Hi, glad to see some other middle Tennesseans blogging.  I would like to say I have some magic tricks for you on selling, but it seems I am always looking for creative ways to market my listings as well.  I bombard the internet, list it in Homes Magazines and do open houses.  I also send out letters to the neighbors inviting them to my open houses.  Newspaper ads just don't seem to work and I do Homecenter Network, but it has not really generated any leads.  Blogging gets your listing at the top of search engines, and word of mouth.  If you hear of any great ways to market a listing that are new, let me know.

Great post, we have been focusing on the internet with our efforts.  One of the most important things that we try to do is take as many photographs as we can.  We have a couple of listings that are currently rental properties with renters.  This makes taking photographs a challenge, so we are still working on them.  We try to make sure that the photographs are bright and crisp, nothing is worse than trying to figure out where the kitchen cabinets are in a dark photograph.
