YouTube, The Next Frontier?

This week I have been busy meandering the sometimes interesting, often scarey halls of You Tube and look what I found!

Could this be the next "big thing" in REALTOR® Marketing?

This industry changes virtually (ha!) from minute to minute and you need to keep abreast of all new developments. A few years ago you hardly saw any REALTOR® websites and today you cannot swing a cat without finding one. Virtual Tours are another example, hardly ever saw one, and now they are quickly becoming one of the hottest marketing tools out there. With all the technology available to us these days, there really is no excuse for plodding along the same predictable paths.

? What are some of YOUR current marketing strategies?
? Have you made use of ANY of the technology available?
? Are you keeping up with industry trends?

Hi Rory,

I have to say that I agree with you on three things:  1) "Video" is the way of the future, 2) YouTube is unprofessional, 3) "Video" can and should be added to your websites.

But I also believe that having an incredible clip on your website is not going to do you any good when it comes to drawing traffic TO your website.  If it's there, and no one knows that it's there, it really serves little purpose. 

I am the first person to tell my clients when their websites need an over-haul and a content update.  I LOVE suggesting new ideas & things to add, but it makes no difference how good the site is, if no one is "watching".

Through YouTube, we have access to millions of viewers each day.  Your website should reflect who you are, what you do and how you do it.  Your website should speak to your capabilities, experience and professionalism, YouTube is simply a potential new way to get people there to discover it.

I agree with Rory in that the use of video tours to market homes is likely to increase.  I don't think that YouTube is the appropriate place to market homes on.  Most people I know who go to YouTube do so looking for funny video clips.  About a month ago, there was a popular NYC real estate blog that wrote a blog post which featured a YouTube video of an agent who was explaining how she stages condos and it got a lot of publicity, though most of it was not good unless you're just looking for notoriety.

You are right Leanne, Virtual and Video Tours are the "hot" service request with REVA's too.  More and more agents are asking for them, and we are adding to our skills to enable us to meet those needs.

Again, I just want to stress that my intent was to highlight YouTube as another way to direct more traffic to your website, not as a sales tool by any means.  A montage of your current listings, perhaps something along the lines of the clip I included in my post, these sorts of things with your URL prominently displayed at the end could help with more hits.

Well, I've posted about 3 dozen videos on YouTube (as well as about 20 other video sites) since December, and 1) They DO bring traffic to your site, 2) they DO get indexed by all major search engines, ALSO sending traffic to your site and 3) It IS the wave of the future with real estate...   just watch!  Those video tours are ALSO on my website (alongside a photo slideshow) as well as on my New Hampshire Real Estate Video Podcasts.

Not only listings but also community tours of all of the areas I work with.

Video is THE next thing in real estate and on the internet in general.  Google's recent purchase of YouTube for $1.6M pretty much says it all.
