I work with clients from out of town a lot, and it sounds like we speak the same language... sometime.
For example?
Patio is also called a Balcony, Porch or Lanai
A Den may be an Office or a Library. Or a family room.
A room without a closet may be called a ½ Bedroom, a small den or (again) an office.
A villa is a one story attached home. In other places a villa may be a Guest house or a Cottage
Duplex? It's what I call one of 2 attached units, like villas or townhouses. In other parts of the country it may be a 2 level home.
A Spa is a Whirlpool tub, or a Jacuzzi. But I like to go to the spa sometime to have a girls' day of fun.
Legally separated: On your way to being divorced, but still married? Here in Florida you may be separated, but you are simply married until you are divorced. Separation is not a legal term and does not affect your buying or selling status.
Portico A carport, or port-de-cachet one is in Spanish, another in French. A carport is a roof over your parking car. A totally different thing, though I see it written in listings the wrong way.
Powder room is a ½ bath or a washroom. In France that room is called a toilet.
Water closet is a Toilet. Is it a closet for the water only? No one else allowed?
Spacious usually there is another word that follows: but... it's not on a lake, only has a 3 car garage etc.
Cozy may refer to too small or cluttered.
Special is another word for untasteful or ugly
