I will be holding an open house for a home owner over the holiday weekend. She was unsure and wanted to know, whyI would do this when the house was a FSBO?

Why would I spend my time and money when I don't even have the listing?

I said "you are cooperating with agents aren't you?" when she said yes, I said great. Then I can help you and to be honest you are helping me too. I would love to bring you a buyer! We talked a little bit about what I wanted her to do to show her house, small repairs, staging things like that, then I went on to tell her some on the things I will be doing for her:

  1. I will be running one ad
  2. Open house signs
  3. Virtual Tour
  4. Website exposure: my site www.centralcaliving.com ,craigs list, active rain, etc....
  5. Fliers for when the open house is over
  6. loaner flier box if they want one

Theses are just some of the services I offer

 I always want to become their agent and I always feel like if I do my job well the FSBO will see the VALUE in having an agent. I haven't mentioned the mountain of paperwork I will do for them as their agent , but that's another story.

Good luck on securing the listing.  I don't know if I would do work for somebody that is not ready to commit to me.

Great Idea, but how do you benefit if you are not selling the house?  I am not a Real Estate agent, but a mortgage agent.  I want to understand the concept so I can let give the idea to agents I work with, as I may be able to benefit from this stratgegy as well on the lending side.

Lisa, very interesting tactic.  Do you have them sign an exclusive agency agreement for the period that you are doing the open house?

Lisa, I would be interested to know how you do this also.  Do you have some kind of written agreement with the seller, or only when establishing buyer agency with a potential buyer?

Lisa - Do you have written confrimation that you are not representing the Seller?

In California you could be held liable for Errors & Ommissions as the Seller's Agent even if you don't get paid to represent the Seller. I would be very careful making any representations about the property especially since it's not your listing.

Interesting idea, I'm not sure about how you present it to the customers who come in or another agent with their client.  Hope it works well for your.
