It is a buyer's market.  If you are a buyer or thinking of becoming one, here's a free tip.  When you see a home that you like and just not sure of what to do, make the offer.  It costs you nothing to ask the seller, in writing, to offer a price for the property that you are considering to be your next home.  Once you have your pre-approval in hand, the world is yours in the real estate market.  You become empowered with that one piece of paper.  The stronger the letter is, the better your chances for success are. 

There are sellers who are just waiting and hoping for buyers like you to ask them, in writing, to purchase their home.  Sometimes the offer will go back and forth between you.  That's okay.  Once both parties have a meeting of the minds for the price and terms, whoo hoo, everyone is happy.  Don't let the news media influence your enthusiasm and excitement for buying a home.  In fact, real estate is still the best investment return over a period of time, than any other investment model.

I agree its a good time to buy. Make the offers I know my sellers will look at them and maybe even come to a mutual contract. Its a great time to buy!

There are so many sellers that have had no offers on their properties. The worse that can happen is the seller will say no.

Thanks Frances, every one is thinking the same thing, it is so obvious and simple now if the buyers comply they may be surprised at the property values that can be had out there. The side benefit is we will get a better idea of what sellers' truly have in mind. With no offer so far they haven't had to show their hand or give us realistic feed back.   Steve

I sense a lot of hesitation out there. People need reassurance. I think a lot of people hear the word foreclosure so many times they think it will happen to them no matter what. It is too bad that message has been broadcast while the truth doesn't make the headlines !

Shane, You now need to educate your clients. Offer them your local statistics, in writing.  That will encourage them to move forward and make their offer.

Good post!     There is always opportunity, and the saavy people know when to act.    It's about being "informed" about the market one is "in", and then realizing that it's a good time for action, under the terms of "now".

I agree.  If you are in the market to buy, don't wait because you feel the market is still on a downturn, because, before you know it, the market will start picking up and you will miss out on the home you really wanted.  Also, during these times, don't be afraid to make an offer less than list price.  The worse that could happen is they could reject your offer, but they could also accept your offer, or counter somewhere in-between.
