Ralph's Service Station, Tucson, AZThis must be 70 years old; it hasn't been a service station for a long time.

I drive by it often.  It sits on a corner in a residential part of the older town of Tucson, near downtown.

What could it become?

  • An ice cream shop?
  • A flower shop?

Mike:  A beautiful flower shop would be great if I were a neighbor--stop in for a bunch of flowers on my way home for dinner or pick up a bunch to take to a Seller for their big weekend of showings/open house on my way out!  It looks like a cute little building that could house just about anything from ice cream parlor to a year-round produce market!

Let's do a SendOutCards Center, a Twitterholics enabler center, and an Upload to Flickr hot spot, with goodies from my former life as a caterer to tempt visitors/customers.  I can see my little Airstream there already.

Mike,

The name on the building _______________ Service Station, this would make a GREAT diner or as you say an Ice Cream Shop or something on that line.  Your neighborhood spot to stop.

if that is zoned commercial (I am sure it is) then the options are endless... a savvy business person will see the value!

I think a flower shop - I can see it with umbrellas set up in front, small tables.

Hi Mike,

I think it would make a cute little bakery or a barber shop - I can see the candy cane pole outside.

Stay cool - Sis-in-law.

Is it for sale?  Guess that it would have to be a high margin owner operated business... maybe a crack house or bookie joint.  Probably not a Starbucks neighborhood.  OK, just joking.  How about a scooter and bicycle sales & repair shop?  The timing is right.

Mike, maybe a dog grooming shop? We had one open recently down the road and it's tough to get an appointment! It's amazing just what will catch on! This place is very cute.

All,

Thanks for your ideas.  I've edited them as a list in the post; I'll get together with the listing agent and show her the value of Active Rain.  More later.

How many square feet?  Looks kinda small.  I like the produce stand idea.  The size would determine, or the ability to build on...  How much land?

Doreen,

It's tiny.  Maybe 15' x 25' or so.  It's on a corner lot, maybe 80' x 100,' and I think there's a vacant lot next to it.

I know - how about a massage therapy studio?  There are so many in Tucson, but how about one that has a memorable location?

Hey Mike,

I think it would be funn to see an old-fashioned candy store.  It'd be fun to see them selling Bazooka, Abba Zaba, and Good 'n Plenty!

Mike, I think that it would be a cool antique shop with cyberspace internet bar.  Please update the post when it sells letting us know what type of business establishment will open.

Thank you for my Send-out card.  I appreciate your kindness.

An artist could buy it and use it for both studio and gallery space.   How much is it? and how much is the lot next door?  Someone could add to the existing building to create a unique residence ?
