July was the strongest month Year to Date for single family home sales in Briargate. The Median sales price has risen 4.5% from the beginning of the year. July is traditionally the strongest month for home sales in our region, especially in Briargate, as people move to get their children into Academy District #20 schools. Although sales were up Year to Date July sales were down 28% from July of 2007.
Although this good news looks like normal seasonal activity, I think it signals more stabilization as opposed to a full fledged turn around. The fourth quarter of 2008 will give us a much better idea of where the Briargate market is really heading. For the time being we’ll enjoy the good news.
