Having Trouble Getting Leads, This Is One Thing I do!

I am working with about forty buyers right now, 25% of them came from doing this. When I have an appointment to show a house, I arrive 30 to 40 minutes early. I unlock the front door, then I go stand out in front of the house, waiting for my clients of course. I make sure I have my badge on and I am holding MLS printouts. With the market like it is, there are always people driving around looking for houses that are for sale. 9 out of 10 times someone will pull up and ask me if I am an agent. They usually do not have an agent, so I offer to show them the house since my clients haven't arrived yet. This has worked for me, maybe it could work for you. I usually only do this with our office listings. This is just a tip for getting leads. Have a great day!

Great idea Kelli,

I agree.  Often times there may be a reason to knock on the neighbor's door, or they come home and strike up a conversation with you.  With the price of gas though, there's not near as much driving around as there was.

Still, it's worth 30 minutes of time (especially on a vacant home-turn on lights, etc.) to possibly get a buyer in today's market.

Kelli, that's definitely a great idea.  Would you say you get more that stop on the weekends because you have more potential buyers driving around looking at homes or is your technique just as successful on the weekdays?

Interesting idea!!!  The only problem here in Texas is if we stand outside too long we will be sweaty and smelly when clients do show up.  (sorry for the image)

Nice job!  That's a very simple and clever way to obtain new clients.  Please follow up and share how many of those buyers you end up taking to closing.  It'll be interesting to see what percentage of those 10 or so buyers are truly bonafide, and how many were "just looking".

Briliant! The safety thing is the only thing I would be concerned about, but I have often seen people driving around looking and pulling flyers and I could have taken advantage of meeting them by showing them the house I had an appointment for.

Thanks for the great tip - 40 buyers, that's impressive. I would love to know how many of them actually close on something - a followup blog would be great.

Another idea that I have not thought of, and sounds like it would work.  Although I have also seen it where I am setting up and open house and people look like they are going to stop, all of a sudden they see me and drive away.

Sometimes I feel as though people are intimidated by realtors and really are not interested in speaking with one.  They just want to look at the house without being confronted.

As was stated in a previous comment, please be somewhat cautious about whom you invite into the house...there are some creeps out there.
