I am working with about forty buyers right now, 25% of them came from doing this. When I have an appointment to show a house, I arrive 30 to 40 minutes early. I unlock the front door, then I go stand out in front of the house, waiting for my clients of course. I make sure I have my badge on and I am holding MLS printouts. With the market like it is, there are always people driving around looking for houses that are for sale. 9 out of 10 times someone will pull up and ask me if I am an agent. They usually do not have an agent, so I offer to show them the house since my clients haven't arrived yet. This has worked for me, maybe it could work for you.
