Relative trys to prevent closing!

We have a habit that as a professional to make sure that any person we represent as a client receives our undivided attention at closing. That means prior to closing although the attorneys go over the HUD, I make sure to explain certain charges, make sure they have a drivers license prior to coming to close, and alert them to bring a certified check. I have been doing this for years, so I`m positive by now I know what am doing, the attorney knows what their doing and ditto the lenders. 

Sitting at  closing yesterday with our buyers made me realize that I forgot to mention to our Buyers that relatives shouldn`t  act as Attorney`s and practice make believe Relative Law!

Our buyers bought their cousin yesterday to the close,she told us that she worked in a Mortgage Company.There begins the problem!

She proceeds to dissect the HUD and told all of us the Title Company's charges were unacceptable, the closing costs from the mortgage broker that her cousins hired were outrageous and that the Buyer`s should not close!

I sat there in disbelief as she continued throwing out her opinions about what`s right, what`s not right and how everyone is looking at ripping her family off. I sat there and let her have her 15 minutes of fame, the attorney disgusted by her repulsive attitude got up and walked away, leaving us to figure out what to do.

I finally saw that she was running out of steam! I asked her politely the following questions?

1- Are you a Mortgage Broker?

2- have you ever been to a closing?

 3- Do you know what a Title Company does?

4- If everyone is ripping off your family, why are they here?

I found out that she is a receptionist at a Mortgage company, she`s never been to a closing, she rents, she had NO CLUE about Closing Costs, and she`s protecting her family!!!!

Well, I now proceed to educate her on what we do as Realtors, what an attorney does, what a mortgage company does, and lenders. She had no idea about anything I was talking about, but I could see that her family started looking at her funny!

They finally told her to leave the office and allow them to close.... It`s always comical to watch a family member walk into a closing without ever knowing How we conduct our business......

Every family has a so-called "expert". You want to grind your teeth when they arrive. It seems their duty is to ruin every deal or talk their relative out of buying in the first place. It's not that the house is really bad, its just that it's their mission in life to point out every (mostly insignificant) thing wrong so that their relative backs out! It's almost like a masochistic pleasure for the "expert"!

We are in a business that everyone seems to know everything. I don't know why we have to be licensed it seems anyone can do our job. Bill I have had the same thing happen before I think you did the right thing by asking the questions you ask. It seems like it has happened to you as well

Everyone has an opinion and the value of that is often disguised by no expertise.  Good thing you stood up and asked the qualifying questions to put this to bed.

I actually run in to this problem more times than not with lawyers, family friend type lawyers, my first question is always what type of law do you practice?

Its never real estate law and i hate having to make them feel stupid, but its the only way to proceed sometimes.
