Sellers assistance! WHAT A SHOCK!

Hello to all!

I haven't posted in a while and I do apoligize but I just wanted to kind of get some other opinions from you on the seller assistance programs that are out there. I have made a point to start "forewarning sellers" in my listing presentations that this is a possibility and the cost should be addressed immediatley during the listing. Most of my sellers, usully want me to go over numbers  durig the listing such as closing costs and worse case scenarios once a buyer is brought into the picture. I am glad to go over these numbers with them But it seems here lately, that there has been an added surprise and added cost of helping the buyers with these seller assistance programs that wasn't foreseeen when doing inital cost during the listing. I have presented two offers in the past few days and each of them was with these assisitance programs and both times, This has made me feel real guilty when presenting an offer with this seller asistance scenario. These sellers looked at me like "Why didn't you tell me this before kind of look." I do my best now to educate my sellers from the onset so later on there aren;t any surprises.

What are some your experiences in this arena and how did you approach and handle it? Just curious to know.

Having an offer come that says the buyer wants the seller to pay for closing costs or asking for other assistance will come up in negotiations.... whatever way you handle it, if the seller doesn't like the offer...they can reject it.....

It is NOT your fault the offer was given...it is your responsibility to present it..... that is IT..

It is NOT like you are God or something and can tell them it WILL happen... you MIGHT tell them in the beginning in your listing presentation that it MIGHT happen....and to be ready for a response IF it happens...... you can go over the financials with the seller and see what they MIGHT be willing to do IF one comes.....

That is what I do......

I usually put a question mark on the Sellers net sheet showing where they MAY ask for seller help. After that it's anyone's guess what will come in. Like Alex said above you can't foretell what MIGHT come in.
