I found this quote this morning and boy does this ring true for me. I am not a fly by the seat of your pants type of girl. I could actually use some advice on how to not over analyze things. When I am not prepared I can just hang it up! The lack of confidence could only be more obvious if I just had it written on my shirt.

My partner doesnt spend as muchtime preparing for a listing appt as I do but she has been in this business 20 more years than I have. So in a sense shes been through the preparation stage and not just updating!

If your lack of confidence is as obvious as mine, stop and take the time to prepare! The payoff in the end is worth the work.

Josephine, You know I think it is a personality thing. Sounds like you are a detailed person.  You might need to have it all worked out and in order before hand, but for another who is not so detailed, they may have the listing already sold by the time you get all the details worked out.... Another type may be able to charm their way into that listing... I would recommend studying the DISC personality types it helps a lot to know what type the seller's personality is before you go into a lot of extra work that they might not even value at that stage of the appointment. I usually don't until I have the listing.
