flyer sent out needs help!

This is an ad I have used to send to our local realtors, I haven't gottne much luck ( any really ) from it. Any suggestions?

Maybe you could include some examples.  For instance, if you finance 90% of a $200,000 purchase, your estimated monthly PITI payment would be $XXX. 

Also, some home photos to accompany the examples would be nice.  Good Luck!

I agree with Dalia, this is visual business in a time when consumers are used to being spoon fed visuals - so definately give them some photos of property to get their imaginations running!

People are sceptical right now and I see flyers in my office everyday announcing some great new program but all it is, well the gift wrapping is changed a little.  My question to you is, are you looking for business? 

The lending business to me is about relationships and not someone who can walk into my office and make promises "oh, I can get this done for you."  When one file a mortgage broker cost me $5K in commissions because she didn't process the file right; another one said she could get it done but failed to tell me she was going on vacation for three weeks and didn't even start the file until she got back; shall I go on? 

I ask lenders to write out the programs available for everyone of my listings - not the rate, but the programs that that property would qualify for.  That is what consumers are looking for.  Realtors, well, we just need honesty and someone we can trust to get the job done for our clients. 

Maybe write out your experience in the industry for your qualifications with Realtors.  This easy fast programs, I know them all - because of a long term relationship that I have with one lender.  I don't get information like your flyer but I get news bulletins, headlines with information, etc. 

Be the information highway instead of trying to come across like everybody else.  It's about connection, it's about building relationships starting with the footings, not the foundation but the footings.

The rest will follow if you are a good communicator, you respond quickly, you care and are a professional.

I just found this group and so far it seems pretty useful. I have spent the last 6 months taking just about every "marketing" course I can and one common theme seems to hold true with them all. Consistency. Making a relationship with a realtor for me has been a long task. I have been doing this for 10 years now, I have written and published an e-book on marketing and its still tricky. This is in no way an attempt to maket my book, but if anyone on activerain would like a copy for free, let me know. I am not trying to make money on the book on this site and it is the only book I have. Giving it away just may help someone or give them a new idea. No catch. No anything other than maybe sharing ideas. I send out 1500 cards per week. I email realtors daily. I usually see about 2% response. Doing this without spamming is the challange. When I look up a realtor that seems to be a producer, I research that particular realtor and make my marketing very specific to that person. I only can afford to take the time to do this with realtors that are producing. You can check out the basics of the book if interested at www.loanofficerlibrary.com. Two suggestions:

 

1. Spelling "your" and "you're".  Big difference.  I am also a Mortgage guy and when I get flyers/emails from AE's and they have grammar/spelling errors, I tend to think they overlook details and aren't professional.

2. In this market, it's not always about who has the best programs, most programs, or lowest rates... its about who can actually get the job done.  I would start with the offices of Agents whom who have already closed deals with.  Nothings better than a referral!

 

Also, are you emailing this? faxing? hand delivering?  I would print out color copies with images and spend your weekends going to open houses.  This way the Realtors know who you are, they know you work AND you get to meet Realtors who have some actual business!

Emily -  I believe in the less is more factor......   many people do not understand what the guidelines you wrote underneath the programs mean. and the small print causes a lot of clutter. What you want a flyer to do is to make the phone ring. If you do not yet offer FHA I would reccomend not even mentioning until it's available with your shop.  Try this....  short, sweet and to the point....

Barb,

I feel you on the commission as that is how I am paid too. I would not be comfortable telling a client I can do something for them if I cannot. I am not willing to risk my license to do unethical, dishonest, or to downright lie to just get a loan closed. I want to make the sale, to help the homeowner and the realtor if one is involved. I just need to know how to show the realtors that I can do what I say I can.

I feel the suggestions I have been given will be very helpful.

Emily--if you are sending this to Realtors, they probably don't want to know the details, just the summary.  What I have found to be most effective with realtors in my market are to send weekly emails out that give them information and advice on how to improve THEIR business.  I don't focus on me and my programs.  I focus on getting them articles/ websites/ how to lists on things that can help increase their productive and bottom line.  With the many changes in Fannie Mae and FHA this year, I have sent emails out to explain the changes and how it can affect them.  I have had very positive responses by doing this.  At the bottom of the email, I usually include a sentence or 2 that states:  FHA, THDA, VA and Rural Development loans available.  If you have a buyer who needs a pre-approval, please do not hesitate to call me.  Hope this helps.

Emily: I agree with several above, but especially Michael Wolff's suggestion to go out an physically meet some agents at open houses.

Often agents are sitting at open houses, alone, and have the time to listen to what you have to say. Make your pitch brief, give them a hand-out then ask them about their business, how this home sale is going, etc. Try to find a connection - kids in the same school, like the same local restaurants, go to the same gym, etc. Offer them an energy bar or a bottle of ice tea from the cooler in the trunk of your car.

Make sure you get their business card and email address, and keep in touch with them. Send them an email or nice to meet you note. This is a relationship business.

Also, your flyer, while informative is very dry. Some color photos would definitely be helpful. Open Mortgages suggested flyer has just the right amount of information.

Emily: just my two cents.  I agree it defintley needs some sort of graphics and/or payment examples.  I don't know if your flyer was layed out the same way it looks above, but I found it very confusing and hard to follow.  Make it pretty:)  Good Luck.
