I just Can't get Past Being Ticked!

A couple of weeks ago, I had a call at the office regarding a home our firm had listed. The lady said she was not working with an agent but had called another agent about a home. The other agent had never gotten back to her. The lady and her husband were moving here and needed a home to purchase. They wanted to spend Saturday morning looking at houses. My husband and I were scheduled to leave town on Saturday to drive to VA for our grandson's birth (c-section scheduled for Monday). I very professionally and tactfully explained to the lady that I would be happy to work with her IF they were committed to working with me. I told her I could wait until 2 PM to leave town, we could start early and sell all the homes she wanted to see that day. She called me back after speaking to her husband and said they were committed to working with me. We looked at homes on Saturday morning. We looked at so many that the husband even said, "I am tired and would like to look at only 2 or 3 per day next time."

I made my quick trip to VA and called them as soon as I returned on the following Friday. She said they were going back to their previous home for the weekend to get it on the market and we would talk Monday. Perfect for me.

On Monday the husband called and said he had just found out benefits came with the new job here and the company had an agent he needed to use. I explained again that I would be more than willing to pay the referral fee to the relo company. I confirmed the relo company was one I had worked with many times (I actually have two buyers and two sellers with them right now!). All he needed to do was tell his consultant he was working with me. I would take it from there. He was afraid it would have negative ramifications on his new job so he was not willing.

Yes, I am ticked. I have tried for a week now to get beyond it but I have not been successful. I worked hard for these people that day and followed up professionally. They had a commitment with me but what good does it do me to try to enforce it?

Hi Carol, I am not big on Buyer Broker Contracts, but it seems like signing one with this couple would have been wise.

First, thanks for the invite to Active Rain.

As for the lack of loyalty with these so called clients, I experience a similar situation with mortgage clients that are offered special incentives for using the builder's mortgage company.  You don't need practice showing homes and I don't need practice taking loan applications.  When you show a home, you put time, effort, and money into your clients.  Likewise, I spend my personal time taking loan applications and then spend money on my staff to process the file, only the hear that the builder was offering $xxxxx in upgrades if the client uses their mortgage company.  It is very frustrating and I don't blame you for being ticked.

But you and I both know that it does no good to harbor resentment.  I found that it is just easier to let it go and focus my attention on going and getting another client.  Besides, a successful closingfeels much better than being upset.  So go girl and get another client - I look forward to reading that blog........

Send him a invoice for your time.  They didn't think your time is free did they.  If they use you the invoice is gone and if not it is due a payable.
