Baker City Real Estate Weekend Wrap-up: Sunday, March 25, 2007

Another stellar weekend for Baker City real estate. Again, properties under $150,000 are going fast. However, pricing is still a concern, with a few houses in that price range taking a while to sell. Mainly, the two factors that are affecting those homes are condition and price. Even though there is a severe shortage of listings, buyers are showing some constraint, opting to wait rather than make a poor buying decision.

There is still concern over the high demand vs. what a home will appraise for. Homes that are listed at what might seem like a bargain, and sell within a matter of days (or even hours) still have to appraise, and with a shortage of listings and comparable sales over the past six months, that is proving a challenge.

Two open houses were held this weekend. Mary Jo Grove reports that her open at 555 Washington ($277,000) was very well attended and was busy most of the two hours she was there. Sharon Rudi held 2420 Balm St. ($89,950) and also said that there was a lot of activity.
