A Reason Not to Stage a Home?

By
Home Stager with Gloria Home Staging, Inc.

A realtor responded quickly to a marketing email my partner sent out recently for our home staging business. He is at least the second listing agent for a vacant home that has been on the market for months and months, and he was eager to talk to his client about having us stage the home. Unfortunately, however, his client was not interested.

"They just want to sell a service."

Susan and I were stunned.  Well ... yes, we do want to sell a service. But service to whom? The realtor? Ourselves? The homeowner? Yes! That's it! We want to serve the homeowner. We want to sell him our expertise, so that we can help him sell his house.

Does he need help? You judge: his house has been on the market for many months. He has reduced the price. He has changed real estate agents. The house is still not selling. It sits empty. The flyers and phone books pile up at the front door. Yes, he needs help!

His current strategy is not working. We offer a new strategy: Make the house feel like a home. Give it some life. Make it appealing, memorable. Open the buyer's eyes to its possibilities; downplay any drawbacks.

This is the service we offer. He needs what we want to sell him. It is good for him, good for his family, and good for his pocketbook. How much longer does he really want to be burdened by an extra mortgage payment? Isn't making an investment to actually find a buyer for his house a good idea? Doesn't he really want to sell his house for a reasonable price, and sooner than later?

I certainly hope the homeowner will change his mind and decide that we do offer a service he needs, just as a crutch offers a service to someone with a broken leg. Selling sooner is so much better than selling later!

Laurie, your title really caught my eye, because I have been working on a blog entitled, "When NOT to Stage."  However, our content is quite different.

I think the reaction that you received from the agent was due to a lack of knowledge.  During presentations, I emphasize the fact that stagers are here to help them (agents) with their listings and not just to collect a check.  Hopefully the word will continue to spread about the benefits of staging!

I guess we really need to get informational brochures out to Realtors to help them sell staging services.  I get the "they aren't interested" often - but I think the Realtors are really still hesitant to push staging in our area.

Kristina - Thanks for commenting. Now I'm looking forward to reading your blog. I felt bad for the agent, because he seems to know how much of a difference staging would make for this house, but his client wouldn't hear of it. There was some activity around the house a couple of weeks ago, and we were hoping maybe it was sold, but no, the sign stayed up. Too bad.

Kathleen - I think you're right. It's hard not to see staging as just another expense in an already expensive process unless you are convinced that it's really an important investment. So we press on and spread the word. Thanks for commenting!

So unfortunate! We are all are faced with continually educating boh Realtors and homesellers alike. I does get frustrating! Keep up the good work!

Vivian - The home owner wouldn't have anything to do with us, which disappointed the realtor. Since I wrote the blog, the for sale sign has come down, so it looks as if the home sold, or they've taken it off the market. Meanwhile, the realtor is on our mailing list. Thanks for your thoughtful comment!

Allegra - I guess a big part of being a stager is also being a teacher. Thanks for the encouragement!

Laurie,  I have to agree with Allegra.  Whenever possible, present your information to the homeowner.  Sharing your experience with them and educating them on the benefits of staging will truly help!

Patty - Those out-of-town homeowners are a real problem. It makes it even more difficult to get across the impact staging makes. You're right about the superiority of meeting them in person. Thanks for stopping by!
