Are you moving to Hawaii soon?  PCS'ing to Schofield Barracks, Marine Corps Base Kaneohe, Tripler Army Medical Center, Camp HM Smith, Hickam AFB, Pearl Harbor or Wheeler Army Airfield?  If so, then you may be able to be that piece of Hawaii real estate that you thought was out of reach.

Remember all the talk about 100% financing on a home mortgage?  Do you hear that anymore?  Probably not unless you are a VETERAN WITH VA LOAN ELIGIBILITY

Over the past few years, the maximum amount of entitlement was $625,500 in Hawaii for VA Eligibile Buyers for 100% financing.  There were options to do a VA Jumbo Loan above that amount but it requires a 25% down payment of the difference between the guaranty amount of $625,500 and the loan amount.  That is not the purpose of this post though.

What I want to do is to make you aware that the new Hawaii VA Loan Amount effective August 13, 2008 is $793,750.00.  That is correct - you can obtain 100% financing up to this amount and have no dowm payment.

A few things to think about......

  • You will still have to financially qualify for this (credit score, debt to income ratio) Call my "right hand man" and VA APPROVED LOAN OFFICER LOCATED IN HAWAII, JAY OKU at (808) 393-0707 or email him at jay@mortgage808.com. Jay will take care of a no-hassle, pre-approval for you and will also be able to obtain your VA CERTIFICATE OF ELIGIBILITY for you.
  • A mortgage payment on $793,750 will be approximately $4,972.07 for a 30 year fixed rate loan at 6.5% interest rate (principal and interest only).  Dont forget to add in property taxes, insurance, maintenance and association fees as appropriate.
  • There is still a mandatory VA FUNDING FEE of 2.15% of the loan amount for active duty military with 100% financing and no down payment.  Other categories (Reservists, National Guard and those with money for a down payment will differ slightly on the funding fee.
  • Veterans with at least a 10% disability will have the VA FUNDING FEE WAIVED.  That is a huge savings that you deserve for serving OUR COUNTRY to the point of becoming partially disabled.

Coming soon to Ewa Beach, Hawaii...... Dave, you gave me some new info.  I am a vet with a disability rating but I have never heard you could get a brake on the VA Funding Fee.  That is very important info in this military atmosphere we dwell in.

Aloha Latonia - Glad to know that it helped.  When a 10% or more disabled vet buys a home on Oahu with a VA loan, the fact that the 2.15% funding fee is waived is a huge help when you consider that our average single family home prices are approximately $620,000!  A huge savings.  Have a great weekend.

Aloha Latonia - Its always nice to save a few bucks!  As long as the loan officer is educated enough to ask about disability then your buyers will enjoy the savings.  The problem is that some dont ask and some buyers dont realize they have the entitlement and they dont bring it up.  Now you can be the subject matter expert!

David.... hey stranger.... this is some good information.  I also included this in this weeks mortgage week in review. And PS>...  I will be licensed in Hawaii in 90 days.  But I am not looking for business unless your lenders couldn't touch it. I would rather the local lender do the VA loan. But I can do FHA and better than most... going down to a 500 credit score even on a FHA jumbo loan.  Just a FYI. In any case, hope all is well.... it's been a long time.  Go Army....

Jeff - Stranger indeed.......  It is very difficult to keep up with the blogging at the present time due to a very busy market here in Hawaii.

Thanks a lot of the inclusion in the mortgage week in review!  Congrats on getting licensed in Hawaii and I understand your point about local lenders doing it instead.  Why did you get it in Hawaii just out of curiosity?  Is there a market for it in New Jersey?
