Take a few moments to gather the items below and you will be your lender's favorite customer!
- Most Recent 30 Days of Pay Stubs
- Two Months Bank Statements from Checking, Saving and any investments
- Two Years Rental History with Landlord's name, address, phone & e-mail (if applicable)
- Two Years Work History with Employer's name, address, phone & e-mail
- Two Years Tax Returns with W2 / 1099MISC
- If you have ever filed Bankruptcy: Bring a Copy of Complete Bankruptcy Documents and Discharge
- If Divorced: Bring Copy of Divorce Decree
- If paying Child Support: Bring copy of Child Support Documents
- If recently sold a home: Copy of HUD-1/Settlement Statement
- If you own Rental Properties: Copy of all Leases
- If Self-employed: 2 years Business License, YTD Profit & Loss, CPA Letter
- Two types of ID
Bring everything listed above if possible but do not worry if you do not have some of these documents at your first visit. You may bring them later but it will make things go quicker if you can have them for your Lender to copy.
Normally your first visit will be 30 min to 1 hour; depending on what questions you may have. I always suggest that you write down any questions you may have for your Lender. This way you will not forget to ask while you are there!
Try to relax... Remember Lenders are your friend and are working for you.
