My clients know, I am quite the stickler for TPR valves and their proper drainage.  This is an area I spend a good amount of time to educate the client and make sure they understand the purpose, function and maintenance of these valves.  Some have said my findings in this area are "nit-picky".

It is surprising that how many people does not know a water heater can do this kind of damage.

That's why I try to educate at every inspection.  I had started writing a blog about this a couple times, but it never seemed to come out right.  After seenig the pics and the news report, I figured I'd keep it simple.  A pictue IS worth a thousand words.

We had two water heater explosions here in San Diego back in 2003 I think it was. My partner is a home inspector, and we went out to look at the results of one. Previous to the explosion, it was a 2700-SF, 2-story home. After the explosion, it was a 1700-SF, 1-story home. They found the water heater in a strip mall parking lot a half mile away on top of two cars. I think we still have pictures around here somewhere unless we lost them in our August 2006 hard drive crash. :(
