My First Closing

I closed my first deal today.  The house sold in 12 days, buyers asked for NO inspections and paid cash for over half of the purchase.  The lender didn't even require a single inspection.

Now I know this is very unusual and I'm glad this was my first deal.  Closing was pretty cool - getting to sit in a closing where I wasn't a buyer or seller was the best part.  Everything went well.

Here's a question for the real estate AR experienced real estate agents out there...

I'm on the start up 60/40 split plan.  I know different agencies do it differently, but my question is how long does it take before you can realitisically go to your manager and talk about 70/30 or higher?  Do you have to be doing a million a year?  Do you need to just be in it a year?

I know some folks already have sweet arrangements with brokers from the very beginning, so if you have that, congrats!  I'm really interested in hearing from folks who've done it the way I'm doing it.

I'm pretty convinced that your Broker will want more than one sale under your belt; just mho lol.  :-)

In my area, 60/40 would be very generous (almost unheard of) for a new agent.

Congratulations on your first sale!   In my 30 years in the business, I've never had one that easy.  :-)

I have never had one that easy either.  Maybe I will soon.  Tell us how you found your first client.  I think that might help other new agents too.

As for the split, did your broker give you a schedule of the splits when you started.

I found this first client through my next door neighbor.  It was his sister and brother in law.  I met with them at his house, did my listing presentation and then hit a bump at the amount of commission.  I didn't really think they were going to go with me, but they did end up doing so - maybe out of sympathy for a starving new agent?!  The long and short of the story was that I had talked to my neighbor and let him know that I was going into Real Estate.  I asked him if he knew anyone who was going to be buying or selling and the rest as they say is history.

Lesson learned?  Don't be afraid to ask or to talk to people!

Broker didn't give me a schedule of splits.  I know some companies do that, but ours doesn't.
