In today's market, it takes more than fresh-cut flowers and the smell of baking bread to attract buyers, and now HGTV's FrontDoor has shared the top ten unique selling tactics used by today's frustrated buyers to get their homes noticed.
Feng Shui. The ancient Chinese philosophy, Feng shui (fung-shway), involves rearranging the elements of a home to improve its energy, its chi. Good chi makes potential buyers feel hugged by the home, and more likely to buy, so many professional stagers are now including Feng Shui in their bag of tricks.
Open House Parties. Some sellers are now going above and beyond the traditional open house by offering catered food, wine, live music and prizes at their open houses, in hopes that the cool party will start a helpful buss about their property and attract buyers
Faith. Some people believe that burying statues or medals of St. Joseph, the patron saint of family and household needs, will help their homes sell faster. Whether through prayer or St. Joseph, some sellers swear divine intervention helped them sell their home.
Financing Help. Sellers can help buyers out by offering lease-to-own deals, seller-financing, or by paying for closing costs or paying for points to lower interest rates.
A grand prize. Some sellers are actually holding raffles and essay contests (with registration fees) and giving their homes away to the winners. This method attracts a lot of attention, but home lotteries are illegal in many states, so get the facts before trying it yourself.
Extras. Some sellers are enticing buyers by offering free cars, vacations, home upgrades, and monetary incentives. People loves freebies, and for some sellers, this did the trick.
Talking Houses. Many sellers and agents are using the Talking House radio transmitter, which allows potential buyers to listen to a customized recorded message that they hear through their Radio as they drive buy a property. This allows them to learn more about the house on the spot, without ever picking up a phone or getting out of their car.
The Web. Some sellers are eschewing the traditional method of selling through a real estate agent, and are instead auctioning off their properties on eBay, or swapping properties through sites like Pad4Pad.com and DomuSwap.com.
Auctions. Some sellers who need to sell their homes quickly are now choosing auctions for a quick sale. The total costs of auctioning off a home generally equal or exceed the costs of selling a home through an agent.
Sleepovers. Letting potential buyers spend the night in a home one is trying to sell allows them to get a better feel for what it would be like to live there and can sometimes prompt a reluctant buyer to close the deal. Be sure to consult with your real estate agent or attorney first.
