Syosset District Homes Market Trend Report - July 2008.    This report shows a statistical comparison between the month of July 2008 and the first and second quarter averages for the year, in addition to a year-over-year comparison.  This report provides information about homes sold in the Syosset School District including:  location of homes, list price, sold price and days on market.

MARKET TREND ANALYSIS: 

Mixed results for July for Syosset School District homes.  The average list and sales price was higher than the first quarter average, but lower than the second quarter average.  The inventory increased for the month, but the average days on market showed a lot of strength.

 

CONCLUSION: 

Fewer luxury home sales contributed to the lower numbers for the month in comparison to the 2nd quarter average and July of 2007.  A rise in inventory is likely to keep pressure on home prices.  As is the case with other markets on Long Island that have a wide range of home prices, the Syosset School District is susceptible to wide fluctuations from month to month.  Homeowners should keep an eye on inventory and price their homes accordingly.

I really wish we had separate school districts here.  It makes it hard for people to do their research because they must research from school to school rather than district to district!
