La Habra, CA 90631  home sale report for July 2008 ~ Sales are down compared to the last two months of residential activity. Check out these numbers.

Single-family home sales activity for July 2008:

  • Single-family homes currently range from a low of $225,000 to $1,675,000 in the City of La Habra. It's important to note 95% of the homes are priced under $1,000,000.
  • 153 homes are currently for sale, down about 10% in the city,  compared to 182/216 just two months ago.  
  • 14 pending sales in escrow during July,   down from prior activity as compared to 25, 34 and 37 last few months.
  • 14 homes closed escrow in July, compared to 25 & 26 last two months and up considerably from just two months ago.  

 Condominium homes sales activity for July 2008:

  • Condos currently range from $130,000 to $535,000 in the city.
  • 83 condo/town-homes are currently for sale in, up about 15% from the past 90 days. 
  • 11 pending sales (currently in escrow) in escrow, up for the the month, compared to 6 & 5 last  two months.  
  • 3 condos closed escrow, down considerably from last two months of 8 and 10 last two months and about the same as 3 months ago.   

Overall Data Shows:

  • La Habra's current housing supply* is 9.4 months, almost identical to last month and compared 11.7 three months ago.
  • Active Listing Price ~ $297 Per Square Foot (Both single family and condos) down from
  • $299 in the last 30 days.
  • Closed Price ~  Per Square Foot for closings in the past 12 months ~ $306.
  • Calculations apply to both single family homes and condos.

Hi Lynda, great links for La Habra and the up to date market information lets everyone know that the absorption rate is coming down closer to balanced which is good.

Hi Lynda - Interesting statistics for La Habra. Your market is similar to mine here in Mass. I am curious about one thing though - how can the average listing price per square foot be $297 and the average sale price per square foot be $306? Am I missing something? Would that not mean that everything was closing higher than the asking price?

Lynda, the inventory in La Habra seems to be getting back to that of a healthy, well-balanced market.  Nice reporting!  Dade county is still well over 2 years supply and no immediate relief in sight.

Hi Gary ~ You're right about the asorption rate.

Jeff ~ Since the sales for July were down compared to June I'm axious myself to see how this month will stack up.

Hi Bill ~ Good question, it means closed prices for the preceeding 12 months was higher than the current asking prices.  Therefore indicating our prices are continuing to decline. Another number I track very often is pending prices, those homes currenty in escrow. That's gives me a window into the near future of closings. It was omittle on this report.

Maggie ~ So good to hear from you! Two years for Dade county? Wasn't it closer to 60 months at one tme? Am I wrong about that?
