Termite Report...Don't forget that Addendum.

I just learned something the hardway.  I did not submit the Termite Report Addendum that clarifies how the Termite inspection and repair will be handled.  I got so complacent with the REO's simply stating that they will not pay for any part of repair or damage yet I am finding out that this is still negotiable.  So I say to you my fellow Realtors, put it in there.....everything is negotiable regardless of the small print on the MLS.

So true.

I often tell my buyers that just because the bank is advertising the property "as is" doesn't mean that it has to be "as is" at the close of escrow. One of the key points of being a Realtor is asking. Even if the answer is no, at least one has an official answer. If one does not ask, one does not know whether they will say yes or no.

Last year my home inspector educated my buyers about Zinsco electric panels. The bank had already informed us that they weren't doing anything so don't even bother asking. Well, we asked for $500 for a new electric panel. The bank said no. Instead they had their electrician go out and replace the electric panel. Mission accomplished.

Cross the T's, dot the I's, and put question marks at the end of sentences.

True. Everything is negotiable. That's the "fun" part of real estate.
