Permission to get paid.

Broker: " IS it all right with you if I make money as a result of helping you find and buy a home?"

The purpose of this dialogue is to get their permission to make money.  This may seem silly, but the conversation confirms that the buyer has agreed that you should make money, that your service is valuable to her and and they you are worth the fees you charge.  You have permission to charge the buyer.  An analogy would be reading the menu at a restaurant to see what each meal costs.  If discussed ahead of time there is no argument when the bill comes.
