Getting clients to understand the importance of staging

By
Home Stager with Hendrix Interior Design and Staging

My staging business is relatively new. Projects that I am called in to stage that have lanquished on the market for over a year have sold in three weeks after

my team and I come in and stage them. The problem I seem to be running into is the lack of understanding about how important it is, especially

in today's market, to stage a property. Next to pricing a property correctly, staging is the next in line for getting prospective buyers interested. Does

anyone out there in real estate land have any thoughts on the best way to approach sellers and realtors about the importance of staging. I usually

get, "Oh I've packed things away and cleaned so the house looks fine", or "I don't want to spend any money on staging the house, I'm losing money as it is!"

What they don't seem to understand is that as they have to drop the price $20,000, $40,000, $50,000, etc, the cost of having staged the property is minimal

compared to the price reductions!

Staging is, in many cases the difference between a home which is listed and a hoem in contract.

When the sellers realize that they need staging, they are already 6-9 months into the selling process and have lost out on many potential sellers.

All the best.

Keep on blogging.

I have found that it makes the difference between and investor offering an Fixer Upper Price and a full price offer from and Owner Occupant.  STAGE IT, these days it is sometimes the only thing that will set you apart from the competition on your street.

Hi Sharon: Welcome to Active Rain. You should start posting to the group "Stage It Forward" here on AR. You will learn a lot about blogging, staging, running your staging business, how to convince homeowners to stage and you will get to network with other stagers. It's lonely out there:o))

I am the Regional Vice President of the Real Estate Staging Association for California, Nevada and Hawaii. If you have any questions, feel free to ask.
