To Brokers Open or Not to Brokers Open

By
Real Estate Agent with Waterfront and Boaters paradise Realtor!

So, I'm a little confused,  An agent called yesterday to show my newest listing, I recognized her name and said " I'm so glad you called, I was just getting ready to call you are you available to participate in a Brokers Open next Thursday 12:00 -2:00?"  Her reply was "well, I don't know Brokers Open??,"  She continued to say "I was thinking we could all get together and hold one Big "Open House".  So my question to all of you to clarify my confusion is:

If Statistics say 80+% of all Buyers come through an Agent, wouldn't it be better to get 20-25 Agents through your Brokers Opinion 2 hours to see the quality of your listing and that it show's well, is Move in, and Priced Right.

Vrs. 4 hours on a Saturday or Sunday for 1-2 Buyers, that arent really buyers any way?????

Of course this would be the logical route but trying to brokers into the house hasn't ever worked for me.  I've done many broker opens and I left with lots of food and only 3 brokers came to look and they where from my office showing support.

Hmm, thats been my experience for Open Houses,  I have sold more homes from Brokers Opens, and or put more deals together becuase of seeing, & knowing the inventory. and in 7 years only once sold a home from an open house to a couple that had a "family friend" realtor representing them. Oh did I mention the Family Friend was an out of towner!

SHEILA - Logically speaking, the broker open makes much more sense than the traditional open house (in most areas).  Most often, another agent is going to sell the home, so allowing them easy access early on can be helpful.

A brokers open will do more to find a buyer for the house. An open house will do more if you need to find a new buyer client.

It is networking with other agents that may have buyers or will promote your home back at the office.

Definitely it is a lot better to hold a Brokers Open than a regular open house. Exposing it to 20 agents who may have buyers significantly provides more exposure than the few "buyers" that go to your open house.
