Communication and maintaining communication will always help you in this business. Can't talk you shouldn't be here or if you can learn the art of good socialization and communication.
1. Talk to your sellers in frequency as agreed in your communication agreement. Your communication plan should have typed option or choices for frequency of touching base. And I also give an emergency person's name number if for some reason I can not get back to the person.
2. IF you have to be absent for a period of time set up with the owner who from the office that will be contacting them or who they can contat if need be. . Give an access number be it cell phone or voice mail that the owner/seller can still get a hold of you if need be. People do respect other people on vacation or in a family emergency (unless you are in the early stages of your contract when people just have to hear from you.
3. Try to prepare for that communicaion with the seller including having answers for anticipated "bomb shells" the owner may thow at you.
4. Learn to be a good listener. See my blog on communication skills to get more info on how to be a good listener. we tend to talk as if we are not listening or if there is a race of some kind you are going to miss. When it comes to excessive talking, you need to know when to stop and get to a close.
