How About This New Show on H&G TV: Cancel This Escrow

walk away from closingI'd like to see a new show on H&G TV called "Cancel This Escrow." They could film three different buyers during the escrow period -- after the contract is signed but before the deal closes -- and viewers could guess which one of them is likely to have cold feet and cancel. I mean, all three of them could threaten to walk away from a home closing, but only one of them actually will. Then we could listen to their excuses for buyer's remorse:

  • The palm tree tree in the back yard doesn't have any flowers.
  • The garage floor has four cracks in it.
  • This house is painted a yucky color.
  • The street isn't wide enough.
  • One of the electrical outlets doesn't work.
  • It doesn't have a built-in microwave.
  • There's no exhaust fan in the bathroom.
  • I don't like the way the light reflects on the ceiling fan blades.
  • The garage door springs are missing a safety latch.
  • Somebody left an empty can of paint on the roof.

Hey, I should write an article about this for my About.com site. Does anybody else have other experiences to share?

Hi Chris: Hey, laugh as you may, but one day you will turn on HGTV and there it will be.

Hi Debi: It doesn't fit very well with short sales, though.

Hi Kevin: Aw, cancellation doesn't happen very often but we're all faced with buyers who threaten to cancel. Every Request for Repair a listing agent receives is at heart a threat to cancel the deal.

Hi Fred: That's a good one, Fred.

Hi Colleen: What I'd actually like to see is buyers own up to the fact that they toured another home over the weekend and want to write an offer on that home with another agent. That's what happens to agents more often than not. But the buyers think they have to come up with some clever excuse to get out of the deal they are already in, and in CA, within the inspection contingency period, buyers don't need any excuse at all to cancel. They can just cancel pursuant to paragraph 14-b1.

Some buyers don't understand that their agent wants them happy. If they don't want the house because they found something else, for crying out loud, just say so. Then the agent can help them to buy the other house.
