Sellers! Here's what you don't need in a Listing Agent

      Hi there, Vern Funk here, the owner and president of Vern Funk Real Estate. For years I have been the leading low cost (even lower service) Real Estate Broker in Renton, Washington. And I'll tell you what... I have made a fortune by fooling all you homeowners into believing that all you need to sell your home is the MLS (Multiple Listing Service).

      Recently though, many of you guys are calling Ryan Ward when it's time to sell. What's going on? I mean... do you actually think Ryan and his 89 Step Home Marketing Plan are what you need to sell? Well, I've been reading Ryan's 89 Step Marketing System for less than 3 minutes now and I already found a list of things he offers that you just don't need.

Here are a couple things you do not need...

 

 

#1 You don't need a sign. Not only does Ryan use signs... But, his signs actually reflect at night when your car lights hit um. What a waist, I successful sell 3 out of every 10 homes I list and I never use any For Sale signs.

 

 

 

 

 

#2 You don't need a lockbox. I have been using the old "key under the rug" routine for years and it's been fine. Okay, maybe we have a break-in every now and again but isn't that what insurance is for anyhow.

 

 

 

#3 You don't need Home Staging.Ryan hires a Home Stager to make sure your   home looks its best. But, he also provides furniture and décor to make your home look like a model home. My office is 400 miles away... I'm not driving over, just to make your home look good.

#4 You don't need Professional Photography. Ryan actually hires a Professional Photographer to photographer your house. Shoot! Half of my listings don't even have photos and did I mention that I sell 3 out of 10 homes I list!

 

 

 

 

 

#5 You don't need Flyers. Ryan uses full color flyers. Waist of money, that's what I say. If I'm not going to put up a sign, then why the heck would I give you flyers?

#6You don't need weekly communication. Ryan calls all of his clients every week for an update. This is really crazy. I'm not to hip on actually communicating with any of my clients. I spend most days at my beach house. So, even if you try to call me, I'm sending you to voicemail.

 

 

       These are just 6 of the 89 Steps Ryan will use to sell your home! Now that I have brought this to your attention, I think you understand that Ryan's Marketing Plan will actually cause your home to sell! Now if this sounds crazy to you... Hire me, Vern Funk, and I'll gladly put your home on the MLS and completely forget you even hired me!
