We all get questions about why particular houses sell and why others don't.

Or we get questions about why a house down the street sold in 7 days, and your house is still on the market after 7 or more months.

Looking through the Multiple Listing Service today, I was amazed at the number of listings that have ONE EXTERIOR PHOTO.

That's it.

That's the agent's brilliant marketing plan: let's use the one tool that EVERY REALTOR looks at, and let's put in just one photo.

84% of buyers and sellers access information on the internet before they contact an agent about showing or listing a property.

If buyers see one photo only, they don't know what the interior looks like. They don't want to waste their time or anyone else's by looking at properties that don't fit what they are looking for.

Ask your agent how many photos they have on the Multiple Listing Service for your house - and ask them which websites they post your home listing on, and confirm for yourself how many photos are posted.

Carol, good post. Your point is valid.  It only takes a few minutes to pop around to the home and take some snaps.  Loading the photos up to the MLS is not long and difficult.  Thanks for your post.  You have given me a great idea and I hope that some day I can return the favor.

Lots of good photos can certainly stimulate interest in a property. It's indeed surprising how many mls listings have few photos and how many have photos of poor quality.

Carol - I make it a point to take 10 photos.  If they allowed 20, I would take 20.  Pictures do help sell the home.

Bob - I agree. We have professional photographers, but I take my prelim photos when I visit the property just to make sure I have a good representation of the property.

Take care on who you deal with There is a company called AAAH YES aka 24SELL that is own by a realestate lic person called Charles Collova aka Sonny aka Chuck that claims not to be lic and say's that there is no cost to sell ever. That is a LIE!. He is a convicted Drug Dealer as well as other fla convictions that has a title agent working for him that has printed up a mod sales contract that legally forces you to sell at what ever he wants to pay. BEWARE
