How low can you go?

In today's market, having eleven buyers is considered a blessing! Well, if they would put in some decent offers or even attempt to put in an offer, it may work. However, most of my buyers seem to think Realtors are cheating them by telling them the truth about pricing in real estate. We are trained to give a comparative price analysis and honest professional opinions, but my buyers seem to know more than me or any other Realtor out there! Some of the remarks I've heard are somewhere along the lines of " well everyone is taking about 20% below value", " I heard that sellers are desperate and we should be able to get this really low" (like offering 125,000 on a home that is priced at 375,000), " we can wait because the market is dropping everyday."  Don't get me wrong, at least 2 of my 11 buyers are going to buy and will listen to me based on my experience. Hopefully the other nine will realize that the media or their friends are not the experts, and will come to their senses eventually!
