Staging or Not?

Well there has been a lot of hype lately on the staging of homes and the value it provides. Whether it's a vacant home or one currently occupied. Most buyers have a difficult time viewing their furnishings in a vacant home.

Not everyone has a flare for home decorating. That can be particularily true for the many homes that I view on a daily basis.

Does home staging really help to sell a home? The staging professionals will tell you YES, YES. With the housing market the way it is in Phoenix, every bit helps.

So, the question is..... has it worked for you? What level of staging did you provide? (a realtor input or a professional organization).

I took some buyers into another agent's listing.  She had put 2 placemats on the breakfast bar.  Placesettings were on each placemat along with a bouquet of plastic flowers.  Otherwise, the house was completely vacant.  My buyer's wife absolutely loved it and said how pretty they were.  She said the house felt warm and we ended up opening escrow the next day.  I still can't believe the effect of that very small attempt at staging!
