Well I have my camera and have begun Thermal Inspections. It is a new world in the inspection industry and I am glad I am at the forefront of this part of it. I am amazed almost every day of the things I missed without this camera. Not that I would have been able to see the things I am now finding but it still amazes me what direction this industry is about to take. I believe that in 5 to 7 years most inspectors will need to have a thermal camera or fall by the wayside. AS buyers become more savvy and understand the benefits of this type of inspection they are more and more open to it. I have recently inspectedseveral houses all new construction and when the client has seen what this technology can do they have actually booked a follow up inspection for their 12 month warranty walk through and also have sent my name to friends they know who purchased homes within the last few months that have their 12 month warranty walk through comimg up.

Mark,

I am impressed. 

Only for the last couple of years has our fire department here in San Antonio, Texas just started using the thermal glasses while fighting fires! 

I can't believe what they do when you are inspecting a house.  Talk about modern technology in action!  I commend you for taking the extra step in your business!

Do you do inspections in Texas?  ha ha

Thank you both Sheila and Michael. I expect I will also be  called upon often to do passive energy audits as well. I did my own house and found so many little things that needed to be fixed to seal the envelop of the house. I expect the savings will help defray the cost of the camera.

I can't see it as being part and parcel of a home inspection everywhere unless the various trade associations change their Standards of Practice.

I did read of a lawsuit somewhere -- I think either in New York or New Jersey -- that is debating whether or not this is an invasive procedure or not. If it is determined to be invasive, and I think it is, it goes against all the home inspection Standards of Practice and could really put the industry into turmoil, notwithstanding all the turmoil that the industry already is in because of all the trade association infighting.
