Seller.....I told you so!

About 4 monts ago, my business partner received a lead from a friend who is also a builder.  He's building a home for a couple who need to sell their house.  After preparing our listing presentation, and checking out at least 5 homes similiar to theirs in the neighborhood, we did comps and the results didn't look good.  All of the other homes in the neighborhood had hardwoods everywhere, Stainless Steel Appliances, Granite in kitchen and baths, and fantastic sunrooms attached.  These homes were selling for $500K+.  Seller's had a blah home, but it was clean, with few hardwoods, lots of shampooed carpets, and a beige refrigerator in a kitchen with black appliances.

After discussing our marketing strategy, we told them we thought their house might sell for $479,000.  Well, needless to say, they were floored.  I also told them if they weren't happy with us to please let us know so we could address and correct the situation.  They said they would.

Against our better judgement, we listed the house for 3 months at $539,000 with the promise of a reduction after a month.  (You see this coming don't you?  LOL!)  I even told the seller that if we listed at this price, they would end up just being mad at us for it not selling it then hire another agent, lower the price and sell it.  Well, after 6 weeks, postcards, Homes Magazine, Open House, Newspaper advertising, they finally lowered it to $519,000.  Of course this didn't help due to the fact that the competition was so superior.  Some buyers wouldn't even go in the house for the appointment.

After 11 weeks, the sellers were upset because we hadn't sold their house and wanted to pull the listing and relist with another agent.  In fact, they even called my broker and demanded it without a word to us that they were unhappy.  We were forced to "Withdraw it early"

So, what happened?..........................Another agent listed at $499,00 and sold, I repeat, "Sold it himself" at.....what do you think..........$479,900 in two weeks.

WHAT DO YOU THINK HAPPENED HERE?  What would you do?

I recently had this same experience, I could kick myself for not taking the advice I was told in a training class,  if the seller is unwilling to do what it takes to sell their home in todays market, pass on that listing... do you need to spend your efforts, time and money on their overpriced listing?  Well, like you I thought I could ride it out and the sellers would see the light.  WOW .. i was wrong, so now at the top of my list of questions to a seller is. ARE YOU WILLING TO SELL IN THIS MARKET?  Here are the facts MR/MRS SELLER, ,,,,,,so now I know that I can't control the market only the way I do my business.  Life is a learning experience. :)  I hope I learned from that one.  I hope you do too.

This happens everyday you know the old saying 1st bride, 2nd.....3rd Realtor....With the cost of advertising in today's market I am finding it is better not to take the over priced listing because I am the one that loses in the end. My money and my time, it hurts not to take them but here in Florida the buying fairy just doesn't visit anymore!

I sometimes get new business for presale appraisals to show the seller what the house will appraise for in the market at the time.  Funny thing is that sometimes the sellers still go forward with the too high pricing.  In some areas this is also a sad thing because they waste so much time by over pricing and then when they see the light the market has dropped and their house is worth even less than they would have received if they'd priced it right to begin with.

Thanks everyone.......but, what do you think about the seller insisting on pulling the listing early and in 1 -2 weeks has an inspection contingency on it.....   The the new listing agent.....also......is the buyer's agent.

Make sure when you meet with a seller for the very first time if they are interested in Listing the home of Sale or if they want to Sell their home. ( There is a difference.)

I always give them three scenerio's on the Sellers Estimate.

  1. What I think the home will sell for based on my experience and market knowledge
  2. 60-90 Day Price- with automatic price reductions every 30 days
  3. Then I also show them their price and estimate

It after a good overview of the comparables and market conditions they want to take Option #3. Overpricing the house, I close my book and say, "I'm sorry we cannot take your listing. I would rather turn down your listing now than disappoint you later." And I leave. Sometimes they call...sometime they don't.
